The town's Victorian stock and its position on the Trent create a consistent set of technical issues that need designing out rather than discovering.
Solid-wall terraces and damp
Most of Gainsborough's period terraces were built with solid brick walls, minimal foundations and no effective damp-proof course. Adding a sealed, highly insulated extension to that fabric without a thought-through junction traps moisture exactly where the two meet.
We design the insulation line, the ventilation strategy and the wall junctions explicitly in the building regulations package, because getting this wrong shows up as mould on a new wall within a winter.
Trent flood risk and drainage
Parts of Gainsborough sit close to the Trent, and flood zone designation affects what can be built, at what level and with what drainage strategy. Surface water on flat, low-lying ground is a separate problem again.
