Horncastle is roughly twenty miles east of our base at LN2 3PQ, on the road out towards the coast, which makes it one of the easier towns for us to reach. Site visits in the town and in the villages around it, Woodhall Spa, Baumber, Hemingby, Scrivelsby and out towards Tetford, are straightforward, and travel is not something we load onto a fee.
The town is small, historic and unusually dense in listed buildings for its size, with a conservation area covering the centre and the Roman walls making parts of the town archaeologically sensitive. Around the historic core you find Victorian terraces and villas, then post-war housing on the edges, then a rural hinterland of farmhouses, cottages and traditional agricultural buildings running up into the southern Wolds.
The projects we are asked about here tend to be extensions and remodels of period houses in the town, conversions of outbuildings and coach houses, barn conversions on the surrounding farms, and one-off new builds and replacement dwellings in the villages. Woodhall Spa, a short distance away, brings its own character with substantial Edwardian villas set among pine and heath.
One team handles the whole thing: survey and design, the planning application to East Lindsey District Council, building regulations drawings, the building control submission and cost planning by our in-house quantity surveyor. On selected schemes we also build, with our own CSCS carded team.
