Serving Louth
Louth and the Woldsneed a careful hand
Louth is about thirty miles east of our base, an easy run across the Wolds, and we work there regularly. It is one of the more architecturally sensitive towns in Lincolnshire: a large conservation area, a very high number of listed and locally significant buildings, and St James' spire dominating views into and out of the town from every direction.
The building stock reflects a long, prosperous market town history: Georgian and early Victorian townhouses in the centre, red brick terraces on the streets running off it, substantial detached villas, and then farmhouses, cottages and agricultural ranges in the Wolds villages around it. Much of the surrounding countryside falls within the Lincolnshire Wolds National Landscape, where development is assessed against landscape impact as much as anything else.
The work we take on in Louth splits between careful alterations and extensions to period property in the town, where the design has to sit within the conservation area, and rural projects in the Wolds: barn conversions, replacement dwellings and extensions to farmhouses, where the landscape designation and the open countryside policy dictate what is achievable.
We handle the whole chain: measured survey, design, the planning application to East Lindsey District Council, building regulations drawings, building control submission and in-house cost planning. On selected projects our own CSCS carded team builds the scheme as well.

Why Louth clientscome to us
In a town like Louth the planning case is at least half the project. A rear extension designed without reference to the conservation area appraisal, or a barn conversion drawn as though it were a new build, wastes months. We start with what the designation will allow and design inside it, which is why applications tend to move rather than stall.
Steve Jones leads every project with 30 years across design and construction. Our Google rating is 5.0. The reviews mention the same qualities Louth clients tend to want: attention to detail, sound advice and drawings that are right the first time.

Local Conditions
What Louth and the Woldsdemand of a design
Louth's constraints are largely about setting and fabric. Both reward early thinking and punish assumptions.
Conservation area and listed consent
Much of central Louth is in a conservation area with a high proportion of listed buildings. Windows, doors, roof coverings, chimney stacks and even the position of a rooflight become application issues, and unauthorised work to a listed building is a serious matter rather than an administrative one.
We establish the designation and the consent route before design, then document the proposal to the standard the officer needs to see: existing fabric recorded, interventions justified, materials specified.
Lincolnshire Wolds landscape impact
In the National Landscape around Louth, a scheme is judged on how it sits in the wider view: ridge heights, roof form, materials, boundary treatment and the effect of lighting on a dark landscape all get weighed.
We design for the long view as well as the near one, keeping massing low and materials local where the setting requires it, and explain that reasoning in the application.
Traditional construction and moisture
Wolds farmhouses and Louth townhouses are typically solid-walled, often with lime mortar and no cavity. Sealing them with modern impermeable materials causes damp to appear somewhere it did not before, usually at floor level or behind an internal wall lining.
Our building regulations drawings set out a breathable, workable strategy for insulation and ventilation rather than applying a standard cavity-wall detail to a building that has no cavity.
Rural services and access
Sites around Louth are frequently off mains drainage and sometimes off mains gas, with access along single-track lanes that a delivery lorry struggles with. Those constraints carry real cost and can affect the layout of the site.
We check drainage, services and access early and price them in, so the budget reflects the treatment plant and the track, not just the building.
Our Process
How a Louth projectruns from start to finish
Site visit and brief
Steve visits the property, measures what is there and takes the brief in person, so the design starts from the building rather than an estate agent's plan.
Concept and cost
Options are drawn and costed together by our in-house quantity surveyor, so the budget is tested while changes are still free.
Planning application
Drawings, supporting statement, submission and all correspondence with the case officer, handled on every project as standard.
Building regulations
Technical drawings, structural coordination and the building control submission, taken through to sign-off.
Build or tender
Either a tender package your builder can price accurately, or construction by our own CSCS carded team on selected projects.
Questions
Working with usin Louth
Do you cover Louth?
Yes. Louth is around thirty miles east of our base and one of our regular working areas, along with the Wolds villages around it.
How quickly can you reach a property in Louth?
Comfortably within our travel range, so site visits are normally arranged within a few days. Enquiries are answered 7am to 5:30pm.
What does a Louth project cost?
Period property varies more than modern housing, which is exactly why we cost in-house as we design. You get a realistic figure with the design rather than a headline rate that ignores the building you actually own.
Do you deal with East Lindsey District Council?
Yes. Preparing and managing the planning application, including listed building consent where required, is part of every project.
Can you extend a listed building in Louth?
Often yes, with the right approach. It requires listed building consent, a proper record of the existing fabric and a design that justifies each intervention. We prepare all of that.
Can I convert a barn in the Wolds?
Frequently, but the planning route depends on the building's history, structure and current use. We confirm the route before designing, so the scheme is built on the permission that is actually available.
Do you offer emergency work in Louth?
No. We carry out planned design and construction, contactable 7am to 5:30pm.
Do you build as well as design in Louth?
On selected schemes. Around a quarter of our work is construction with our own team of up to 15 CSCS card holders and £5m public liability cover.
