Serving Sleaford

Sleaford sitsjust down the A15

Sleaford is around twenty-five miles south of our base, a direct run down the A15, and it is well inside our regular working area. We cover the town itself along with Ruskington, Cranwell, Heckington, Navenby and the villages along the Cliff and out towards the Fen edge.

The town has an unusual mix for its size. A compact historic centre around St Denys' and the old Bass maltings, Georgian and Victorian property on the older streets, a large amount of late-twentieth-century and modern estate housing built as the town grew, and a distinct rural hinterland with a strong RAF presence at Cranwell and Digby influencing parts of the local housing stock.

The work we are asked for divides fairly evenly. In the town it is extensions and remodels to modern and period houses, loft and garage conversions, and occasional conversions of older commercial buildings. In the villages it is barn conversions, replacement dwellings and one-off new builds, where open countryside policy and the character of a Cliff-edge or Fen-edge village drive the design.

Everything is handled in one place: survey and design, planning drawings and the application to North Kesteven District Council, building regulations drawings, the building control submission and cost planning by our in-house quantity surveyor. On selected projects our own CSCS carded team builds the scheme.

Why Us

Why Sleaford clientscome to us

A lot of Sleaford housing is modern, which people assume makes projects simpler. In practice modern estates come with removed permitted development rights, design codes and drainage arrangements that constrain what you can do, and the constraint is only discovered once someone reads the original consent.

We check that first, then design, then cost. Steve Jones leads each project with 30 years across design and construction behind him, and our Google rating is 5.0: the reviews describe clear advice and drawings produced quickly and correctly.

Local Conditions

What Sleaford sitestypically involve

Between the Fen edge, the limestone Cliff and a large stock of modern housing, Sleaford projects raise a recurring set of practical constraints.

Fen-edge ground and drainage

East and south of the town the land drops into Fen conditions: soft, low-lying ground with drainage board interests and a real surface-water constraint. Foundation design and drainage strategy both follow from that.

We establish ground and drainage conditions before the design is fixed, because foundation redesign after excavation is one of the costliest corrections available on a project.

Airfield safeguarding near Cranwell and Digby

Sites within safeguarding zones around the local airfields can face constraints on building height, lighting, reflective materials and certain types of landscaping, and consultation responses can add conditions.

Where a site is affected, we identify it early and design to the safeguarding requirements so the application is not held up resolving something predictable.

Modern estates and removed rights

Late-twentieth-century and newer estates around Sleaford frequently have permitted development rights removed by condition, plus design codes, service strips and management company arrangements that affect what can be built and where.

We check the original consent and its conditions at the outset so you are told the correct route rather than assuming a development is permitted.

Limestone Cliff villages and character

Along the Cliff, villages such as Navenby have a strong local character in stone and pantile, and conservation areas apply in places. New work that ignores that reads badly and is resisted.

We design with the local material palette and proportions in mind and explain the reasoning in the application rather than leaving the officer to infer it.

Our Process

01

Site visit and brief

Steve visits the property, measures what is there and takes the brief in person, so the design starts from the building rather than an estate agent's plan.

02

Concept and cost

Options are drawn and costed together by our in-house quantity surveyor, so the budget is tested while changes are still free.

03

Planning application

Drawings, supporting statement, submission and all correspondence with the case officer, handled on every project as standard.

04

Building regulations

Technical drawings, structural coordination and the building control submission, taken through to sign-off.

05

Build or tender

Either a tender package your builder can price accurately, or construction by our own CSCS carded team on selected projects.

Questions

Working with usin Sleaford

Do you cover Sleaford?

Yes. Sleaford is around twenty-five miles from our base, straight down the A15, and we work throughout the town and the surrounding villages including Ruskington, Cranwell and Heckington.

How quickly can you get to Sleaford?

It is a direct run, so site visits are typically arranged within a few days. We answer enquiries 7am to 5:30pm.

What does a project cost in Sleaford?

It depends on the scale, the existing building and the specification. We cost the scheme in-house as we design it so you have a realistic figure before you commit to anything.

Do you submit applications to North Kesteven District Council?

Yes. Preparing, submitting and managing the planning application is included on every project, including responding to the case officer.

My house is on a modern estate, do I still need permission?

Often yes. Many estates have permitted development rights removed by condition. We check the planning history before designing so you know which route applies.

Can you convert a barn near Sleaford?

Yes. We confirm which planning route the building qualifies for first, because that shapes what the conversion can realistically be.

Do you offer emergency work in Sleaford?

No. This is planned design and construction work, available 7am to 5:30pm.

Can you build the project as well as design it?

On selected schemes, yes: our own team of up to 15 CSCS card holders, with £5m public liability cover in place.
