Serving Scunthorpe
Scunthorpe is atwentieth-century town
Scunthorpe is around thirty miles north of our base, up the A15 and across the Ancholme valley, and it is well inside our normal working range. It is a town that grew fast around steel in the twentieth century, and its housing reflects that: comparatively little pre-Victorian stock, a great deal of interwar and post-war estate housing, and steady modern development on the fringes at Bottesford, Ashby and Messingham.
That building profile changes the kind of work we do here. Instead of heritage consents, the questions are about layout: 1930s and 1950s houses with small, closed-off kitchens, single garages nobody parks in, and rear elevations that were never designed for the way a family uses a house now. Rear and side extensions, garage conversions, loft conversions with dormers and whole-house remodels make up the bulk of enquiries.
Around the town there is a rural fringe running out towards the Isle of Axholme and the Ancholme, where barn conversions, replacement dwellings and one-off new builds come into play, and where the planning approach matters far more than it does on an estate street.
The full sequence is ours: measured survey, design, planning drawings and the application to North Lincolnshire Council, building regulations drawings, building control submission and cost planning by our in-house quantity surveyor. On selected projects our own CSCS carded build team delivers the work.

Why Scunthorpeclients choose us
Most Scunthorpe projects are about getting far more out of an ordinary house than its original plan allows. That is a design problem before it is a building problem, and it is where a scheme either earns its cost or does not. We spend the time on the layout, then check what it costs while it can still be changed.
Steve Jones leads each project with 30 years across design and construction behind him. Our Google rating is 5.0, and the reviews describe fast, efficient work done to a standard clients did not have to chase.
Layout-led design
Twentieth-century housing usually needs reorganising, not just enlarging.

The North Lincolnshire application is prepared and managed as part of the job.
£5m public liability
Cover in place and every member of the build team CSCS carded.
Costed as drawn
In-house quantity surveying keeps the budget conversation honest and early.
Local Conditions
What Scunthorpeproperties throw up
The town's housing is newer than most of Lincolnshire's, which trades heritage constraints for a different set of technical realities.
Ground conditions and made ground
Parts of the area carry a legacy of industrial activity, former workings and made ground, which affects foundation design and can require investigation before building control will accept a solution.
We check the ground position early and design the foundations to what is actually there, because a redesign discovered at excavation stage is one of the more expensive corrections on any project.
Estate housing and permitted development limits
Post-war and modern estate housing is frequently subject to conditions removing permitted development rights, and newer estates often add design codes and management company controls on top of that.
We check the planning history and the original consent conditions before designing, so you are told which route applies rather than finding out from an enforcement letter.
Thermal performance of older estate stock
Interwar and early post-war houses typically have poor insulation, single-skin outbuildings and unheated garages that people want to bring into use as habitable space. Building regulations set clear requirements for converting those, and they cannot be met by simply plaster-boarding the walls.
Our building regulations drawings set out floor, wall and roof build-ups, ventilation and, where relevant, structural changes for removing the garage door opening properly.
Ancholme valley drainage on the rural fringe
Out towards the Ancholme and the Isle of Axholme, land is low, drained and subject to internal drainage board interests. Surface water strategy and flood risk shape what can be built and where.
We establish the drainage and flood position before design, so the scheme is shaped around the constraint rather than being amended after a consultee objects.

Site visit and brief
Steve visits the property, measures what is there and takes the brief in person, so the design starts from the building rather than an estate agent's plan.

Planning application
Drawings, supporting statement, submission and all correspondence with the case officer, handled on every project as standard.
Building regulations
Technical drawings, structural coordination and the building control submission, taken through to sign-off.
Build or tender
Either a tender package your builder can price accurately, or construction by our own CSCS carded team on selected projects.
Questions
Working with usin Scunthorpe
Do you cover Scunthorpe?
Yes. Scunthorpe is around thirty miles from our base, within our normal working range, along with Bottesford, Ashby, Messingham and the surrounding villages.
How quickly can you get to Scunthorpe?
It is a straightforward run up the A15, so site visits are normally arranged within a few days of your call. Enquiries are answered 7am to 5:30pm.
What does an extension cost in Scunthorpe?
It depends on the size, the existing structure and the specification. We cost the scheme in-house as it is designed, so you get a realistic figure before committing rather than after tenders come back.
Do you handle North Lincolnshire Council planning applications?
Yes. Preparing, submitting and managing the application is included on every project, including correspondence with the case officer.
Can you convert my garage into a habitable room?
Usually yes. It needs the floor, walls and roof brought up to building regulations standards and the opening structurally addressed, all of which we detail in the technical drawings.
Do I need planning permission for a rear extension?
Sometimes not, but many estate properties have permitted development rights removed by condition. We check the planning history first and tell you which route applies.
Do you offer emergency call-outs in Scunthorpe?
No. Our work is planned design and construction, available 7am to 5:30pm.
Can you build the project as well as design it?
On selected schemes. About a quarter of our work is construction with our own team of up to 15 CSCS card holders and £5m public liability cover in place.
