The Practice
A design-first practicewith a builder’s judgement
East Midlands Architecture is a progressive architectural design company based in Lincolnshire, led by Steve Jones with over 30 years of experience in residential design and construction. Around three quarters of our work is architectural design and professional services; the remainder is construction, on projects we have designed ourselves.
Our core team of three covers design, project management and quantity surveying, supported by a build team of up to 15: full-time staff and long-standing subcontractors, all holding CSCS cards, many of whom have worked with us for years. That continuity matters: the person who drew your scheme is still involved when the first brick is laid.
We design extensions, new builds and barn conversions for homeowners, and take on commercial projects as well. Whether you want drawings to take to your own builder or a single team to carry the whole thing, the starting point is the same: an honest conversation about what you want, what it will take and what it will cost.
We carry £5,000,000 public liability insurance, and planning applications and building regulations submissions are managed on every project as standard, never charged as an afterthought.

Before you get in touch
Do you handle the planning application as well as the drawings?+
Yes. Planning drawings, submission and all correspondence with the local authority are managed on every project as standard; it is not an optional extra.
Do you deal with building regulations too?+
Yes. Building regulations drawings and building control submissions are included on every project, seen through to sign-off.
Can you build what you design?+
On selected projects, yes. Roughly 25% of our work is construction, delivered by our own team of up to 15, all CSCS card holders. The remainder we design and hand to your chosen builder.
How do you keep projects within budget?+
We have quantity surveying in-house. Schemes are costed as they are designed, by people who understand what it takes to build them, so the drawings and the numbers stay in step.
Which areas do you cover?+
Lincoln, Lincolnshire and Newark, and generally anywhere within about an hour of LN8 3SB, including Gainsborough, Louth, Horncastle, Scunthorpe, Grimsby and Sleaford.
Do you work on commercial projects?+
Yes. Residential design and build is our core work, but we take on commercial projects as well.
