The Service

## Design the whole space, not just the pool
An indoor pool is a building project as well as a piece of specialist equipment. The pool hall, changing space, plant room, structure and connection to the house all need to work together. Our architectural service develops that overall arrangement, giving you a coherent design to discuss with pool suppliers, engineers and contractors.

We can help with a pool extension, a separate pool building or the adaptation of an existing space where feasibility allows. The right starting point is your brief: how the pool will be used, who will use it, the size of the site and the budget for both construction and operation. These questions influence the building before finishes or equipment are selected.

Our indoor swimming pool design offer is priced from £2000 and carries the National Award Winning description. This is a starting architectural design price, not the cost of constructing a pool or supplying its equipment. We confirm the scope of drawings, submission work and any specialist appointments in your project quotation.

You can appoint us for architectural design without appointing us to build. Pool equipment, water treatment, ventilation and structural engineering require appropriate specialist input. We consider their spatial and construction needs within the architectural package, with each appointment and responsibility agreed clearly.

### Who this is for

Homeowners adding a poolA dedicated pool hall or extension designed to sit comfortably alongside the existing house and garden.

New home projectsA pool considered within the original house design, rather than squeezed into a finished layout later.

Existing buildingsAn early feasibility review of structure, height, access and services before committing to conversion.

Clients planning specialist appointmentsAn architectural layout that gives pool and environmental specialists the space their systems need.

The Risk of Getting It Wrong

## Avoid a beautiful roomwith expensive problems

Where these projects go wrongPool water creates an environment very different from an ordinary living room. Warm, humid air can lead to condensation and damage if the building envelope and environmental systems are not considered together. Architectural choices about glazing, roof construction and insulation must be coordinated with specialist ventilation and dehumidification advice.

A second risk is underestimating the space around the pool. Circulation, safe access, changing facilities, cleaning and maintenance all compete with the water area. A plant room that is too small or difficult to reach can make installation and future servicing needlessly complicated.

Finally, the apparent construction budget can hide important costs. Groundworks, structure, drainage, pool equipment, heating, ventilation and finishes are separate considerations. Working through the whole brief early makes it easier to identify what needs pricing and to decide whether the proposed scheme remains realistic.

### Common mistakes

Treating it as an ordinary extensionPool humidity and temperature require a coordinated building-envelope and environmental strategy, not simply more glazing.

Forgetting plant and maintenance accessEquipment must be installed, serviced and eventually replaced. Reserve usable space and a practical access route.

Pricing only the shellA complete budget needs the specialist pool systems as well as the surrounding building.

Assuming planning permissionThe planning position depends on the property, location and proposal. Check it before committing to construction.

Our Process

## Five stages, one team,no gaps in between

01
### Brief and measured survey
We start with the existing property, your priorities and the budget available. A measured survey establishes the dimensions that the design depends on, while a discussion of access, neighbouring buildings and services identifies constraints before they become expensive surprises. The scope of our appointment is agreed before drawing work begins.

02
### Concept and cost planning
Layout options are developed against the brief rather than chosen from a standard plan. We consider the relationship between existing and proposed spaces, daylight, circulation and practical construction. Cost input accompanies the developing scheme, so you can compare the implications of different options before committing to a planning design.

03
### Planning drawings and submission
Once the layout and appearance are agreed, we prepare the drawings needed for the appropriate planning route. We review local constraints, coordinate supporting information within the agreed scope and manage the application correspondence. Approval is a decision for the local authority and cannot be guaranteed by a designer or builder.

04
### Technical drawing package
The approved design is developed into technical information for building regulations and contractor pricing. Structural and specialist input is coordinated where required, with responsibilities and additional appointments made clear. The aim is a package that describes the intended construction rather than leaving major decisions to be improvised once work is underway.

05
### Your chosen construction route
You can take the architectural package to your own builder. Our design service does not require you to appoint us for construction. Where a project is suitable, we can also discuss our optional design and build service. The construction scope, specification, programme and price must be agreed separately before work starts.

What You Get

## The practical differenceon your project

01
### A design-led service
Your architectural brief comes first. We work through the layout, appearance and construction implications together, so the project is shaped around how the building needs to function rather than around a contractor's preferred way of working.

02
### Budget considered from the outset
The cost implications of the scheme are discussed while changes remain practical. A clear brief and specification help distinguish essential requirements from optional features and make later contractor quotations easier to compare.

03
### Planning support
The submission is based on the actual site and the relevant planning route. Drawings and application correspondence are handled within the agreed appointment, with specialist reports identified where the proposal requires further evidence.

04
### Coordinated technical information
Building regulations drawings sit alongside the architectural design rather than being treated as an unrelated exercise. Structural and specialist requirements are considered before construction, helping reduce gaps between what is approved and what can be built.

05
### Freedom to choose your builder
Architectural services are available independently of construction. You can use your preferred contractor, seek competitive prices or discuss an optional build appointment with us on a suitable project.

06
### Local project understanding
We work across Lincolnshire and Newark, taking account of the individual property's setting, access and planning context. Advice is specific to your site: a rural building, a town-centre property and an established residential street can call for very different approaches.

In Detail

## The details behinda successful pool building
The architectural design establishes the space, but a successful indoor pool depends on coordinated specialist information. We identify these interfaces as the project develops.

### Layout, circulation and the connection to home
We consider whether the pool should connect directly to the house or function as a separate building. Privacy, views, changing arrangements and the route between wet and dry spaces all influence that decision. A pool used for regular exercise may need a different layout from one intended primarily for family recreation.

Space around the pool needs to be useful rather than merely left over. Doors, furniture, access to equipment and cleaning routes should be considered on the drawings. Glazing can create a strong connection with the garden, but its position also affects privacy, glare and heat loss.

### Humidity, condensation and ventilation
The ventilation and dehumidification strategy should be developed by an appropriate specialist with the pool conditions and proposed building in mind. Architectural coordination gives that strategy somewhere to work: ducts, grilles, plant space and maintenance access must fit without undermining the room's layout.

The envelope also matters. Insulation continuity, glazing specification and moisture-resistant finishes need consideration alongside the environmental design. Decisions made independently can create cold surfaces or concealed condensation risks, which is why coordination belongs before construction rather than at the commissioning stage.

### Structure, groundworks and services
The pool tank and surrounding building introduce structural and groundworks requirements that must be assessed for the particular site. Existing foundations, ground conditions and the proposed excavation can all affect feasibility. A structural engineer should provide the necessary design information rather than the architectural layout being treated as a structural specification.

Water supply, drainage, electrical capacity, heating and plant connections need early discussion with the relevant specialists. Their routes can affect floor levels, access and the relationship to the existing house. Identifying the likely needs during design helps avoid a finished layout with no practical way to service it.

### Planning and building regulations
Planning requirements depend on the scale, siting and use of the proposed building as well as any restrictions affecting the property. Conservation areas, listed buildings and other local constraints need specific consideration. We establish the appropriate route and prepare the architectural drawings within the agreed appointment.

Building regulations and specialist compliance requirements are separate from planning permission. The technical package should explain the building construction and coordinate with engineering and pool-system information. The approval and inspection process does not replace the need for properly specified equipment or competent installation.

Questions

## Indoor Swimming Pool Designquestions, answered

### How much does indoor swimming pool design cost?
Our architectural design offer is priced from £2000. We confirm the project scope and fee before starting. Pool construction, equipment and specialist services are not priced by this starting figure.

### Do you design the pool building or supply the pool equipment?
Our core service is architectural design of the building and its layout. Pool equipment, water treatment and environmental systems require specialist design and supply, coordinated with the architectural package.

### Can you design a pool extension to an existing house?
Yes. We begin by reviewing the existing property, available space, access and planning context, then develop a proposal around your brief and budget.

### Does an indoor pool need planning permission?
It depends on the property and the proposal. We assess the appropriate planning route; permission or permitted development status should never be assumed from a generic description.

### Can I use my own builder and pool specialist?
Yes. Our architectural service is available separately. You can appoint your own contractor and pool specialists, with responsibilities coordinated within the agreed project scope.

### Where do you provide swimming pool design?
We work across Lincolnshire and Newark, including Lincoln, Gainsborough, Louth, Horncastle and Sleaford. Contact us to discuss your site and the appointment required.
