The Service

## Space that supportsthe way your business works
A commercial extension should solve an operational problem, not simply add floor area. You may need more customer space, improved staff facilities, a larger workshop, storage or a better relationship between existing departments. We start with the activities the building must support and work back to the layout and construction brief.

The existing site matters as much as the proposed addition. Access for customers, deliveries and emergency services, neighbouring uses, parking and service routes all influence what can sensibly be built. The design considers those relationships before a planning scheme is fixed, helping identify constraints that could otherwise appear late.

Commercial and industrial extension design is priced from £1200. This is a starting architectural service price rather than a construction budget. The appointment is quoted for your project, with the required drawings, planning work and technical scope explained. Specialist reports, engineering and other external input are identified where needed.

East Midlands Architecture is an architectural design practice at its core. You can appoint us for the design and use your preferred contractor. Where appropriate, we can discuss optional design and build, but the building contract is a separate decision based on the project and the agreed specification.

### Who this is for

Growing local businessesExtra space for staff, customers or stock when the existing premises are no longer sufficient.

Workshops and industrial premisesLayout and extension proposals that consider workflow, equipment access and the site's existing use.

Hospitality and leisure premisesAdditional usable areas designed around customer experience, access and the setting of the building.

Owners planning phased workEarly consideration of how alterations and construction may interact with an operating business.

The Risk of Getting It Wrong

## Add capacity withoutcreating new bottlenecks

Where these projects go wrongAn extension can move a bottleneck rather than remove it. More storage may obstruct deliveries, extra seating may put pressure on access and facilities, and a larger workshop may still depend on an inadequate entrance. Understanding how people, vehicles and materials move through the site is essential before choosing the footprint.

Planning can involve more than the building's appearance. Use, neighbouring amenity, traffic, servicing and environmental constraints may all require supporting information. The necessary evidence depends on the particular proposal; a generic application checklist should not be treated as a complete answer for every business site.

Cost and disruption are equally important. A business may need to keep operating while the work proceeds. Separating the design brief from the construction sequence can lead to avoidable closures or temporary arrangements. We discuss these practical needs early so they can inform the layout and contractor pricing.

### Common mistakes

Designing only for today's useConsider the likely future workflow and space needs without committing to unnecessary floor area or expense.

Overlooking deliveries and accessThe extension must work with site circulation, maintenance and servicing, not obstruct the routes the business relies on.

Assuming a change of use is includedThe planning position of the premises and proposed activities needs checking separately from the extension layout.

Ignoring construction disruptionAgree operational priorities early so that phasing and temporary arrangements can be discussed with contractors.

Our Process

## Five stages, one team,no gaps in between

01
### Brief and measured survey
We start with the existing property, your priorities and the budget available. A measured survey establishes the dimensions that the design depends on, while a discussion of access, neighbouring buildings and services identifies constraints before they become expensive surprises. The scope of our appointment is agreed before drawing work begins.

02
### Concept and cost planning
Layout options are developed against the brief rather than chosen from a standard plan. We consider the relationship between existing and proposed spaces, daylight, circulation and practical construction. Cost input accompanies the developing scheme, so you can compare the implications of different options before committing to a planning design.

03
### Planning drawings and submission
Once the layout and appearance are agreed, we prepare the drawings needed for the appropriate planning route. We review local constraints, coordinate supporting information within the agreed scope and manage the application correspondence. Approval is a decision for the local authority and cannot be guaranteed by a designer or builder.

04
### Technical drawing package
The approved design is developed into technical information for building regulations and contractor pricing. Structural and specialist input is coordinated where required, with responsibilities and additional appointments made clear. The aim is a package that describes the intended construction rather than leaving major decisions to be improvised once work is underway.

05
### Your chosen construction route
You can take the architectural package to your own builder. Our design service does not require you to appoint us for construction. Where a project is suitable, we can also discuss our optional design and build service. The construction scope, specification, programme and price must be agreed separately before work starts.

What You Get

## The practical differenceon your project

01
### A design-led service
Your architectural brief comes first. We work through the layout, appearance and construction implications together, so the project is shaped around how the building needs to function rather than around a contractor's preferred way of working.

02
### Budget considered from the outset
The cost implications of the scheme are discussed while changes remain practical. A clear brief and specification help distinguish essential requirements from optional features and make later contractor quotations easier to compare.

03
### Planning support
The submission is based on the actual site and the relevant planning route. Drawings and application correspondence are handled within the agreed appointment, with specialist reports identified where the proposal requires further evidence.

04
### Coordinated technical information
Building regulations drawings sit alongside the architectural design rather than being treated as an unrelated exercise. Structural and specialist requirements are considered before construction, helping reduce gaps between what is approved and what can be built.

05
### Freedom to choose your builder
Architectural services are available independently of construction. You can use your preferred contractor, seek competitive prices or discuss an optional build appointment with us on a suitable project.

06
### Local project understanding
We work across Lincolnshire and Newark, taking account of the individual property's setting, access and planning context. Advice is specific to your site: a rural building, a town-centre property and an established residential street can call for very different approaches.

In Detail

## Design decisions forworking business premises
A useful extension integrates with the existing business and the wider site. These are the issues we consider as the architectural brief develops into drawings and technical information.

### Workflow and the operational brief
We begin by understanding who uses the premises and what each activity needs. Staff movement, customer areas, equipment, stock and deliveries may require separation or close connections. Mapping those relationships helps distinguish a genuinely necessary extension from a layout problem that could partly be solved within the existing building.

The brief should also identify priorities: what must be achieved, what would be useful and what can wait. That gives the design a clear basis for budget decisions. The shape of an extension should follow the operational requirements and site constraints rather than simply filling the available land.

### Planning, setting and supporting information
We review the site's planning context and the nature of the proposed extension. Existing use, location and neighbouring properties all matter. A proposal in a conservation area or involving a listed building needs a different response from an extension on an established industrial site.

Supporting information may be required on matters such as access, drainage, ecology or operational effects. We identify likely requirements and clarify specialist appointments within the project scope. Planning permission remains the authority's decision, and a design service cannot guarantee approval or remove other consent requirements affecting the premises.

### Access, safety and technical coordination
The architectural layout needs to consider access for the people using the building, appropriate circulation and the relationship to external routes. The detailed requirements depend on the use and scale of the project. They should be addressed during design rather than treated as finishing touches after the floor plan is fixed.

Structure, fire precautions, building services and energy performance require coordinated technical information. Engineers and other specialists may need to be appointed depending on the proposal. We establish those interfaces and develop the architectural package with their input, keeping the responsibilities for specialist design clear.

### Budget, specification and keeping the business running
A useful cost discussion needs more than a floor-area figure. Existing structure, groundworks, equipment, services, finishes and temporary works can change the project substantially. We develop the brief and drawings so that the intended scope can be understood and priced rather than leaving essential items as assumptions.

Construction may need to be phased around trading hours or production. Access restrictions, temporary facilities and the point at which the existing building is opened up should be discussed with the contractor. Architectural design can support those priorities, but the detailed construction programme and arrangements must be agreed with the team delivering the work.

Questions

## Commercial & Industrial Extensionsquestions, answered

### How much does commercial extension design cost?
Our commercial and industrial extension design offer is priced from £1200. We quote the architectural appointment for the specific building, proposal and required scope.

### Do you work on industrial as well as commercial premises?
Yes. We can discuss architectural extension proposals for commercial and industrial buildings, reviewing the operational brief, existing site and any specialist requirements.

### Can the business stay open during construction?
That depends on the proposal and site. We discuss operational priorities during design, and the contractor must agree the detailed phasing, temporary arrangements and safe access for the work.

### Will an extension need planning permission?
The route depends on the premises, proposed works and any site restrictions. We assess the planning position and identify application and supporting information requirements.

### Do you provide building regulations drawings?
Yes. Technical drawings can form part of the agreed appointment, with engineering and other specialist information coordinated where required.

### Can our existing contractor build the extension?
Yes. Our architectural services are available separately, allowing you to appoint your own contractor. Optional design and build can be discussed on suitable projects.
